The Design and Construction of the Anglesea Terrace Residential Development, Cork for The Land Development Agency

--------BACKGROUND --------
The purpose of this Prior Information Notice (PIN) is to inform prospective candidates of the potential opportunity relating to The Land Development Agency (LDA), for the construction works of a mixed-use development at Anglesea Terrace, Cork.
The LDA was established in September 2018 and is a key Irish Government land management initiative. The Government has committed to providing the LDA with equity capital of up to €8.75 billion to facilitate large scale delivery of housing.
Our core objectives are to:
• Coordinate appropriate State lands throughout the country for regeneration and development, opening up key sites for housing delivery.
• Driving strategic land assembly, working with both public and private sector land owners;
• Contributing towards the delivery of affordable housing; and
• Become a leading influencer of housing and land management, through research and innovation.
-------- DESCRIPTION OF THE WORKS --------
The subject site (hereafter referred as the site), consists of a number of existing single storey buildings which provide warehouse and storage space in Cork City Centre, located at the South Link Road (N27) and Old Station Road junction. The external walls of these buildings form part of the boundary treatment together with existing stone walls which run along the roadside perimeter of the site. The sites existing surface car park is accessed via Anglesea Terrace from Anglesea Street to the west.
The site is bounded by the South Link Road to the east and the Old Station Road to the north. Saint Joachim and Anne’s building is located to the west. St. Joachim and Annes’ is a Protected Structure (PS004), is on the National Inventory of Architectural Heritage (Ref: No. 20508384), and is also located within the South Parish Architectural Conservation Area, which begins immediately to the west of the proposed development.
The proposed development will deliver:
• 147 no. apartments
• Provision of power infrastructure, water services, foul and surface water drainage and associated connections with attenuation;
• Approx. 1,142 sq m of open space, including provision of a rooftop garden on the centre (shoulder) of the block
• All associated and ancillary site development and infrastructural works, hard and soft landscaping and boundary treatment works.

This Prior Information Notice is being used to inform interested economic operators that the LDA intends to procure by competitive tender, the delivery of this opportunity as described above.

Details of individual procurements pursuant to this notice will be advertised in due course on www.etenders.gov.ie and the Official Journal of the European Union. The LDA does not require a response to this prior information notice.
